Leak Between Units

What is a Ceiling Leak?

A leak between units, also known as a leaky ceiling, occurs when there are leaks coming from above the ceiling in your home.

A leaky ceiling often signals that there is a problem with the pipes or drains. The leak can also be caused by a non-plumbing issue. Examples include a/c units or roof leaks.

How do I know if I have a leak between units?

You will know if you have a leak in the ceiling when the leak is active and visible. You will see water dripping in small or large quantities. In other cases, your ceiling may appear stained or spongy.

Leaky ceiling hazards

When leaks occur between two units, it саn easily cause mold and mildew to grow and lead to health hazards.

The mold and mildew create humidity and could cause breathing problems for tenants in the unit below the leak.

In other cases, the leak can become uncontrollable and create extensive water damage in your home.

What Causes a Ceiling Leak?

Some of the common causes of a leaky ceiling include:

Upstairs toilet or tub

An upstairs toilet or tub may leak if it has a leaky flapper, a leaky flush valve or any other faulty part. The leak can pool and cause water to seep into the floor through the ceiling under it.

Frozen pipes

During the winter, your water pipes can freeze if the temperature inside your home falls below freezing for a prolonged period of time. When this happens, the pipes will expand as the water freezes. Once the pipes thaw, bursts will be visible and make for active leaks.

High water pressure

When pipes are pressurized, high water pressure can cause leaks in the small cracks of the pipes. Leaks are sometimes hard to detect when they are hidden behind a wall and hard to see from outside of the building. The leak will appear in the ceiling and affect the floor below.

Broken joint

A broken joint will occur when a broken seal allows water to leak through the joints. The water leakage will eventually build up and bleed through the ceiling.

Rescue Plumbing

A leak between units is a common call we receive at Rescue Plumbing.  For this type of call, we do not offer a free estimate.

We understand that the last thing you want to do when your ceiling is leaking is to spend more money. That’s why we offer a topical leak inspection for $125 which may tell you if there is an issue between units and what it might cost to fix.

If we do not find the source of the leak with the topical inspection, we may have to do a more in-depth diagnostic test that involves opening walls and isolating plumbing fixtures to find the leak. If a more in-depth diagnostic is needed, the initial $125 inspection fee would be incorporated into the diagnostic fee.

Leaks between units can be very tricky, which is why you need the professionals at Rescue Plumbing to come and help you solve and repair the leak between the units.

We provide free verbal estimates so that we can accurately assess the scope of work needed before beginning repairs on your home. Don’t let water damage ruin your property; contact us today at (773) 799-8848!
